On sloping land, the position of the entry, garage and main living spaces matters as much as the view. Sketch the daily route from the car to the kitchen and from the bedroom to outdoor living. Compare a single level, a split level and two storeys against that routine, then have the site and design requirements assessed.

Separate ground questions from exposure questions
A coastal address does not establish the foundation design, and a gentle-looking slope does not establish the ground conditions. Bring available surveys and ground reports to the conversation. Ask the project specialists to identify what remains unknown about the site and how it affects the design, rather than selecting a foundation or retaining solution from a general guide.
Compare design options with the site work included
A layout that looks efficient on paper may require more excavation, retaining or access work on the actual section. Ask for those differences to be visible when comparing options.
