The Hibiscus Coast is the closest part of our build area to the city and the most tightly built-up: Ōrewa, Silverdale, Millwater, Red Beach and the Whangaparāoa peninsula, with the motorway running through the middle of it. Bare sections are close to gone here, which makes most new homes on the coast either a last-release lot, an infill site or a knock-down rebuild.

Where the land actually is now
Millwater is built out and Milldale is finishing the job, so the remaining greenfield supply on the coast is a handful of stages rather than a market. What has replaced it is infill: original quarter-acre sections in Ōrewa, Red Beach and along the peninsula being subdivided into two, and older houses on good sites coming down to make way for something that suits the land better.
Infill and rebuild sites carry their own cost profile, and it sits almost entirely on the land side. An access handle and a shared driveway, services run a long way from the street, a fresh geotech on ground nobody has tested since 1975, demolition and disconnection on a rebuild. The house itself costs what it costs. It is the land-side work that separates a good infill deal from a bad one.

Why people pay the coast premium
Forty minutes to the city outside peak, a motorway on-ramp at Silverdale, Ōrewa College and a full set of primary schools, the Silverdale big-box retail cluster, and a beach at the end of most streets. The Hibiscus Coast is the only part of our build area where you get a genuine beach lifestyle without giving up an Auckland commute, and the pricing reflects exactly that.
It is also where the market is most established, which cuts both ways. Value growth here has been steadier and slower than the coastal markets further north, because the coast repriced earlier. If you are buying for lifestyle it is the strongest option we have. If you are buying primarily for growth, the guides for Mangawhai, Waipu and Ruakākā are worth reading first.
Building to the current energy rules
Every new home we build meets the current H1 energy efficiency requirements of the Building Code, which raised insulation and glazing standards across the country and hit Auckland's climate zone hard. In practice that means thermally broken or otherwise upgraded joinery, double glazing specified properly rather than nominally, and insulation values in the roof, walls and floor that a house from the 2000s does not come close to.
It is the single biggest reason a new build on the coast feels different to live in than an existing house at the same price, and it is worth putting a number on when you compare the two. A warmer, drier, cheaper-to-run home is not a marketing line here, it is what the Code now requires and what the specification delivers.
Ōrewa is the beach town that became a suburb without losing the beach, and it is largely built out. That changes what building here means: the best opportunities are knock-down rebuilds on great old sections, plus the occasional infill site. We manage the whole path, demolition to keys.

Are there any sections left on the Hibiscus Coast?
Very few bare ones. Most new building here is on a remaining Milldale stage, an infill lot subdivided off an original section, or a knock-down rebuild. All three are things we do regularly, and each needs its own site evaluation because the land-side costs vary so much.
What is a knock-down rebuild, and is it worth it?
It is demolishing the existing house and building new on the same site, and it is worth it when you love the street and the land but the house is beyond economic renovation. You keep the location and get a home built to current Code, with a set-price contract covering demolition, consent and build as one project.
How far is the Hibiscus Coast from Auckland city?
Around forty minutes from Silverdale to the city outside peak, on the motorway. It is the closest part of our build area to town, which is most of why it prices the way it does.
Do you build on the Whangaparāoa peninsula?
Yes. The peninsula is mostly rebuild and infill work rather than new sections, and it throws up narrow access and slope more often than the flat land around Silverdale. Both are workable, and both are worth pricing off a real site visit rather than an assumption.
