Heads sections are older, larger and more varied
Where Mangawhai Central is a masterplan delivering uniform, certified, flat lots, the Heads grew street by street over forty years. Sections are generally bigger, often sloped, sometimes sandy, and occasionally still on tank water and a septic system rather than reticulated services. None of that is a problem. All of it changes the number.
The three things worth confirming before an offer are the ground conditions, the services and the covenants. Sand and dune country needs a foundation designed for it. A site on tank and septic needs room and budget for both, and a wastewater design that the council will accept. And a good number of Heads streets carry covenants on height, cladding or roof pitch that quietly rule some plans out.

Living there: surf on one side, estuary on the other
The Heads is the part of Mangawhai people picture when they picture Mangawhai. The surf beach and the surf club sit at the end of Mangawhai Heads Road, the estuary curls in behind them, and the cliff walkway between the two is one of the best short walks in Northland. There is a small shopping centre, cafes, the golf club and a boat ramp, with the village and the bigger shops five minutes south.
It is busy in January and quiet in June, and that seasonality is real. It shows up in traffic, in how long you wait for a table, and in what a holiday rental earns versus a permanent tenancy. Worth deciding which of those you are buying for.
What it costs, and what it is worth
The median sale price at Mangawhai Heads over the last twelve months is about $1,110,000, with average property values up roughly 21.1% over five years. That is a clear premium over Mangawhai proper, and it is paid almost entirely for proximity to the beach and the size of the sections.
Median advertised rent is around $700 a week across all property types. Holiday letting can beat that in a good summer and fall well short of it across a full year, so treat the two as separate business cases rather than one number with upside.

What is the difference between Mangawhai and Mangawhai Heads?
Mangawhai village and the Mangawhai Central masterplan sit inland on the estuary, with flat consented sections and reticulated services. Mangawhai Heads is the beach settlement a few minutes north, with older streets, bigger and often sloped sections, and a beach premium in the price. We build in both.
Can you build on a sandy section at the Heads?
Yes, routinely. Sand simply means the foundation is engineered for the ground it is sitting on, which the geotech report tells us. What we will not do is price a slab before we know what is under it, because that is how a build ends up with a variation nobody planned for.
Do I need to worry about covenants?
Read them before you make an offer. Plenty of Heads streets set rules on maximum height, cladding materials, roof pitch and how long you have to complete a build. We check them against the plan you like as part of the site evaluation, so you find out at the start rather than at consent.
Is Mangawhai Heads in Auckland?
No. Mangawhai and the Heads sit in the Kaipara district, just over the Auckland boundary, which is part of why the land pricing works the way it does. It is about ninety minutes from the Harbour Bridge, and our showhome at 75A Woodcocks Road in Warkworth is on the way through.
