Building in Rodney →The Hibiscus Coast is the closest part of our build area to the city and the most tightly built-up: Ōrewa, Silverdale, Millwater, Red Beach and the Whangaparāoa peninsula, with the motorway running through the middle of it. Bare sections are close to gone here, which makes most new homes on the coast either a last-release lot, an infill site or a knock-down rebuild.
Building in Hibiscus Coast →Bream Bay is the northern end of our build area and the part where the numbers are most compelling: Waipu, Ruakākā, One Tree Point and Marsden Cove, with Whangārei twenty minutes up State Highway 1. Flat coastal land, real supply, and land pricing that leaves far more of your budget for the house than anywhere further south.

Building in Warkworth →Silverdale is the fastest-moving corner of the Hibiscus Coast: new stages releasing, a growing town centre, and the motorway on-ramp that makes the whole coast work. Entry pricing is sharper than the established streets, which makes it the smart hunting ground for first house-and-land buyers.
Building in Silverdale →Ōrewa is the beach town that became a suburb without losing the beach, and it is largely built out. That changes what building here means: the best opportunities are knock-down rebuilds on great old sections, plus the occasional infill site. We manage the whole path, demolition to keys.
Building in Ōrewa →Matakana is lifestyle-block country: vineyards, the famous farmers market, Omaha's beach up the road, and land parcels measured in thousands of square metres. Building here is a different craft from suburban work, and it is one of our favourites.
Building in Matakana →Snells Beach is the flattest, easiest land we build on inside the Auckland boundary, ten minutes from our Warkworth showhome and a straight run to the motorway. Level sections, mains services in the street and a beach at the end of it, which is a rare combination this close to town. Here is what building there actually involves.
Building in Snells Beach →Mangawhai Heads is the beach end of Mangawhai: the surf club, the estuary, the walkway over the dunes and the streets that back onto them. It is a different proposition from the flat, consented sections in Mangawhai Central a few minutes south, and it asks different questions of a builder. Here is what to check before you buy there.

New subdivisions are opening steadily, and they are the cheapest good sections we build on anywhere.
Building in Ruakākā →Omaha is the coast's premium address and it behaves like one: a white-sand spit with surf on one side and the estuary on the other, golf in the middle, and a build environment governed by covenants, design review and a genuinely harsh marine exposure. Building here rewards getting the detail right, and punishes guessing at it.
Building in Omaha →Leigh is a working fishing village above Goat Island, fifteen minutes past Matakana's vineyards and about an hour and a quarter from the Harbour Bridge. Big sections, sea air, a genuine village pace, and the strongest value growth of any small settlement we build in. It is also proper coastal country, which shapes how a house has to be built here.
Building in Leigh →Millwater is the benchmark for what a masterplanned New Zealand suburb can be: Metro Park at the centre, schools you can walk to, and the Silverdale interchange five minutes away. Sections are almost all taken, which makes building here a question of infill, knock-down rebuild and the last releases at the Milldale end. Here is how that works in practice.
