The rules matter more here than anywhere we build
Omaha Beach is a covenanted community with design controls, and they are enforced. Height, roof form, cladding materials, colours, fencing, landscaping and even the time you have to complete a build can all be specified. That is what has kept the place looking the way it does, and it is why a plan that sails through elsewhere may need work before it is accepted here.
The second constraint is the environment. The spit is sand, so foundations are engineered for it. It is fully exposed to sea spray, which puts the build in the most demanding corrosion zone and sets the grade of every fixing, flashing, roofing sheet and piece of joinery hardware. Get that specification wrong and the house looks tired in five years instead of twenty five.

Living there: the spit, the golf and the causeway
Omaha is ten minutes over the causeway from Matakana village and its Saturday farmers market, with Point Wells and Leigh either side and the vineyards and restaurants of the Matakana coast on the doorstep. The beach is a long, straight, patrolled surf beach, the estuary behind it is a boating and kayaking playground, and Omaha Beach Golf Club sits between the two.
It is emphatically seasonal. The population multiplies over summer and thins out in winter, which shapes everything from traffic to what a house earns if you let it. Many owners here are Aucklanders with a second home rather than permanent residents, and that is worth factoring into both the build brief and the exit plan.
What it costs, and what it is worth
The median sale price at Omaha over the last twelve months is about $3,025,000, with average property values up roughly 42.5% over five years, the strongest five-year movement of any suburb we build in. Scarcity does most of that work: there is a finite amount of spit, and no more of it is being made.

Can I build any of your standard plans at Omaha?
Some as they are, some with changes, and a few not at all, depending on the covenants that apply to your specific lot. We read those covenants against the plan you like before anything is signed, and every Stroud plan can be modified, so the usual answer is a version of the home you wanted rather than a different home.
What does the sea spray zone actually change?
The materials schedule. Fixings, brackets, flashings, roofing, garage hardware and joinery all step up in grade for a site this exposed, and the maintenance regime that keeps the warranty intact is stricter about washdowns. It is priced into the specification up front rather than added later.
Do you build knock-down rebuilds at Omaha?
Yes, and it is a large part of the work here, because new sections are scarce and plenty of the early houses no longer suit the sites they sit on. We handle demolition, the consenting and the rebuild as one project with one set-price contract.
