Why the sections here are the ones to watch
Bream Bay is flat, sandy coastal plain, which is close to ideal for building. New subdivisions around Ruakākā and out toward Marsden Cove and One Tree Point deliver level, titled, fully serviced lots, and they do it at a land price that leaves real room in the budget for the house itself.
The trade-off is ground conditions. Sandy coastal soils and a high water table in places mean the geotech report genuinely drives the foundation design, and a site near the estuary or the wildlife refuge may carry flood or overland-flow considerations. All of that is knowable before you buy, and all of it is cheaper to find out then.

Living there: beach, work and a straight road to town
Ruakākā Beach runs for kilometres and is patrolled in summer, the estuary and wildlife refuge sit behind it, and the racecourse is in the middle of town. There is a school, a shopping centre and a growing strip of services that has been catching up with the population for a decade.
What makes Ruakākā different from the coast further south is that people work here. Marsden Point and Northport are a few minutes up the road and anchor a genuine local job market, which is why the rental demand is steady year round rather than seasonal. Whangārei is twenty minutes north on State Highway 1 for the hospital, the airport and the rest of it.
What it costs, and what it is worth
The median sale price in Ruakākā over the last twelve months is about $759,000, with average property values up roughly 12.9% over five years. That median is the lowest of any suburb we build in, and it is the reason a new four bedroom home here lands within reach of buyers who have been priced out further south.
Median advertised rent is around $630 a week across all property types and sizes. Set against local land pricing, that combination produces the strongest indicative gross yields anywhere in our area, which is exactly why investors keep asking about Bream Bay.

Why is Ruakākā so much cheaper than the Hibiscus Coast?
Distance and supply. Ruakākā is roughly two hours from the Harbour Bridge rather than forty minutes, and Bream Bay has flat, developable coastal land in quantity where the Hibiscus Coast has almost none left. The house we build is the same house. The land under it costs a fraction as much.
Is Ruakākā a good place to buy an investment property?
It is the area where the numbers work hardest, because the land is cheap and the rental demand is driven by local employment rather than holidaymakers. We can show you an indicative gross yield on any specific package, always labelled indicative, and we would still recommend you get a rent appraisal from a Whangārei property manager before you commit.
Do sandy sections cause problems?
They change the foundation design, which is not the same as a problem. The geotech report tells us what is under the site, the engineer designs for it, and the cost of that is in the price before you sign. What causes problems is assuming a standard slab and finding out at excavation.
How far is Ruakākā from Whangārei?
About twenty minutes north on State Highway 1. Waipu is ten minutes south, and One Tree Point and Marsden Cove are a few minutes east, all of which we build in.
