What bedroom count does not tell you
Bedroom count does not describe the full design. Compare the room areas, storage, bathrooms, living spaces and garage to understand what each proposal includes. Ask for the cost implications of the changes you actually want rather than applying one rate to every additional room.
Adding a bedroom may also change the footprint, circulation, roof or service layout. Ask the team to compare the resulting designs, including any site-work differences, before relying on a simple extra-floor-area calculation.
What actually pushes you up the range
Three things move a four-bedroom budget more than anything else, and none of them are the bedrooms.
Compare the levels and structure alongside the site work. A two-storey option changes the footprint and daily use of stairs; a single level needs a different amount of ground area. Price each option against the same household brief.
Compare the shape of the plan and proposed roof as part of the design scope. Ask what changes in materials, labour and detailing when one option differs from another.
Keep the section visible in the comparison. Ground information, earthworks, retaining, services and the finished driveway can alter the project scope. Use information for the actual address rather than assuming nearby sections will cost the same to prepare.
