A section in Snells Beach, Matakana, Omaha or Leigh is rarely flat and rarely simple. Slopes, established trees, sea views and exposed wind zones all change what a home can do on that piece of land, and they change what it costs to build there.
We start every coastal build with a free site evaluation on your actual section, not a generic coastal spec. Wind exposure, trees, retaining and the geotech report all get looked at before anything is priced, so the number you sign is the number for your land.
One contract covers the section and the completed home: driveway, landscaping allowance, floor coverings, kitchen appliances and a handover date agreed before you sign. If something is excluded, it is written down up front, not discovered later.
Land pricing on this stretch of coast varies a lot by suburb, Snells Beach and Leigh sit well under Matakana and Omaha's premium, so treat any one suburb's numbers as a starting point and let the site evaluation price your actual section.

Yes, most of the coast here is sloped, treed or wind-exposed rather than flat. The free site evaluation looks at your specific section, slope, access, wind zone and geotech, before anything is priced.
Usually there is more site work than on a flat suburban section, but we won't invent a number for you. Site works are priced from the actual geotech for your section before you sign, so the figure in your contract is real, not a guess applied to every coastal lot.
You get the build schedule at contract signing, with real dates for your section rather than an average. Coastal sites can add time for retaining or wind bracing, and that gets built into the schedule up front, not discovered partway through.
