A new investment property starts in a different position from an older rental already on the market: compliant before a tenant moves in, backed by a 10-year guarantee, and priced before you sign rather than negotiated after a building report turns something up.

A new build gives a property manager less to explain to a tenant and less to fix before the first inspection. Healthy Homes compliance is already done, the extraction fans and heating work, and the finishes haven't been through a decade of tenancies.
